A new phase of the Financial Reform Act that Congress passed in 2008 is being implemented and the new Good Faith Estimate DOES NOT show the down payment, total closing costs or the total breakout of the monthly payment! In my opinion this is a train wreck for the American consumer as the most important features of a mortgage are no longer discussed on the Good Faith Estimate. Also fees are “lumped together” and not broken out line by line as they use to be.

The SRP residential solar rebate was reduced May 30, 2009 from $3.00 / watt to 2.70 / watt. Starting each May 1 for the next several years, the rebate is dropping an additional $0.15 / watt so May 1, 2010 it will drop from $2.70 / watt to $2.55/ watt or $750 on a 5000 watt system. Now is the time to buy.

More industry changes and fine-tuning to take place in 2010 such as additional document verification making the loan approval process more challenging: Employment verification (as soon as 10 days prior to closing); Tax return verification; 30 days worth of pay stubs; Two months worth of bank statements; Tighter credit review; New disclosures to the consumer that confuse the borrowers more then help them, and underwriting is getting tighter with their approvals.

All this said, buying a home in Arizona is still a great bargain with interest rates being so low; actually, today’s buyers have the “perfect storm” of opportunity, especially with the $8,000 First Time Home Buyer tax credit available!

A professional inspection found that the work to be of extremely low quality: wiring not up to code (wires were stapled to the roof), the solar panels were loose, etc. Research the company before you use them.
